It is now illegal for a landlord to refuse a tenant permission to install a small satellite dish. The landlord may instruct as to where the dish can be installed, as long as the tenant is still able to receive good quality reception.
In unicorporated areas of Santa Barbara County, three-day and thirty-day notices, (except a 3-day-to pay or quit for delinquent rent), must be registered with the county clerks office, and stiff penalties can be assessed if this is not done.
If tenants are required to vacate the property due to health and safety reasons then the landlord must relocate the tenant or pay them the equivalent of three months rent.
The method of notification of intent to enter a unit has changed. Twenty-four (24) hour notice is required. Landlords may no longer give oral notification. The notice of intent to enter a unit must be in writing. If posted or left at the unit it must be left on, near, or under the usual entry door of the premises in a manner in which a reasonable person would discover the notice. If mailing the notice, it must be mailed at least six (6) days prior to the desired entry time.
At least two (2) weeks prior to a tenant moving, the landlord is now required to give the tenant Initial Inspection so that any defects that would affect the security deposit can be identified. This will provide the tenant the opportunity t correct any discrepancies prior to final move out inspection. This notice must be in writing and have a place for the tenant to decline if desired. |
